Holiday Changeover

Occupancy is weekly from Friday to Friday or Saturday to Saturday.

Weekend or mid-week breaks also available.

Email   Please do not arrive earlier than 3 p.m. to allow for proper preparation of your accommodation in between lets. A few days before arrival please contact the owner to give them your estimated time of arrival and arrange to pick up the key. It is helpful for us for you to vacate your accommodation by 10 a.m. on the day of departure.

Spring, Autumn and Winter Holidays

November 2016 to Easter 2017 both cottages are also available for Winter Short Term Lets.

From Easter 2017 (April 7th) to the end of September/October 2017  both cottages are available for Holiday Lets.

Properties which are suitable for people with disabilities, the children and the elderly

The Lower Cottage is all on one level. The courtyard outside both cottages is suitable for young children to play in safely while under adult supervision, but is not completely fenced, and there is a pond and watercourse nearby.


SP8 Agency clean the cottage in between lets, but guests are expected to leave the accommodation clean and tidy by the end of their stay. In the Lower Cottage, cleaning materials are in the cupboard under the kitchen sink, as well as in the hall cupboard. In the Upper Cottage, cleaning materials are in the cupboard under the sink in the utility room and in the cupboard adjacent. Other basics like dishcloths, kitchen cloths, paper towels, loo rolls, hand soap and shower gel are provided.

Breakages and Damage

Please report any breakages or damage which occur during your stay to SP8 Management Tel 01963 824533. Any broken or damaged items should be replaced or paid for before departure.

Pets (dogs)

Well behaved dogs are welcome at an extra charge of £5 per night.

House Rules

Dogs must be under control at all times while on the property, as there are no enclosed areas on the properties.

Any fouling of lawns etc. must be cleared up straight away.

The owner must bring the dog’s bed or basket for it to sleep in.

Dogs may not be left alone in the property.

Dogs must not be allowed in bedrooms or on beds or chairs/sofas, and hair must be well cleared up before departing.

NB on the other hand If you have allergies to pets, please inform us beforehand.


A cot is available. It is for use by a small child aged under 24 months and is not intended for use by 3 to 4 year olds. N.B. please bring your own cot linen as this is not provided.


Both cottages have oil fired central heating. The Lower Cottage has under floor heating (4 thermostats to regulate the temperature throughout the cottage) and the Upper Cottage has radiators with thermostats.

Standard Equipment

The cottages are self-contained. In both cottages; Kitchens: Electric cooker and hob. Fridge. Microwave. Adequate cutlery, crockery, glassware and utensils, iron and ironing board. Bathrooms: Bath and/or shower, wash hand basin, w.c. Sitting and Dining Rooms: Sofas, armchairs, dining table and chairs for the number of occupants. Bedrooms: Bedroom furniture. An inventory of the equipment will be taken.

Numbers in Party

The number of persons occupying a property must not be more than the number agreed on when booking the cottages. Only those listed on the Reservation Form may stay, although they are welcome to invite a few friends or relatives for meals and day visits, but they are not permitted to stay overnight.

Bed Linen

Bed linen and towels are provided and included in the price.

Broadband Internet Access

Internet access is available, however please do not download films as it will use up our MB quota for the month.


The Upper and Lower Cottages in The Vale Centre
courtyard share the use of the superfast (33 Mbps) broadband service we have
just had installed (Sept 2016). Each cottage has Wifi through its own router.
The router in the Lower Cottage is however wired into the router in the Upper
Cottage, and from there to the microwave receiver dish on the exterior wall of
the Upper Cottage, so the Upper Cottage router must be left switched on for
wifi to be received in the Lower Cottage.


The ‘Residential Starter’ package Wessex
Internet supplies to the two cottages allows a total of 40GB per month for the
two cottages together. The cost of this joint Wifi package is included in the
monthly rent. Wessex say that this package/amount is perfect for daily Internet
browsing, online shopping and Email. PLEASE RESPECT THIS LIMIT AND DO NOT USE

If the combined cottages limit is however for
any reason exceeded, which it would be, say Wessex, if films were downloaded,
or iplayer was watched for over 12 hours (HD), then Wessex will surcharge the
Landlord at the end of the month for the overuse at their appropriate higher
tariff levels, which could be a significant amount. In such a case the Landlord
will notify the tenants and each tenant shall pay half of the additional tariff
to the Landlord within 7 days.



The pond and its exit watercourse separate the courtyard from The Manor. Parents, or a suitable alternative, please supervise children at all times when playing in the courtyard.
